Donald F.
Cafiero
May 24, 1934 – October 25, 2025
Donald F. Cafiero died peacefully on the evening of October 25, 2025, in Blue Bell, PA, at the age of 91.
Donald was born on May 24, 1934, in Brooklyn, New York, to Thomas and Laura Cafiero, originally from Sorrento, Italy. He grew up in Brooklyn and East Elmhurst, Queens. After attending St. Anne's Academy in Manhattan, he graduated with honors from Fordham University and then earned his Doctor of Law from Columbia University.
Donald's love of planning and development, and his business inspirations, were sparked from his father's hard work ethic and talent in designing and building custom homes. Although he had earned his law degree, Don's professional passion was in real estate development. His early career included work at WT Grant department stores, where he was responsible for identifying and securing new store locations. He expanded his development interests in partnership with his brother Vincent, developing residential properties in Amagansett, Long Island-a venture taken up while vacationing there with his young family.
Ever the entrepreneur, Donald decided to go out on his own, which led him to the Philadelphia area in 1973, settling in Ardmore with his former wife, Doris, and their three children. He founded a commercial real estate investment and development firm, Pennmark, with his trusted friend and partner, Samuel Lauter. Their earliest developments were completed in collaboration with PREIT (Pennsylvania Real Estate Investment Trust), the nation's first publicly traded real estate investment trust (REIT). Donald took great pride in his talent for identifying underutilized properties and transforming them through successful redevelopment. When asked about the company's name, he would say he came to Pennsylvania "to make his mark."
Donald honed his sports skills to become an accomplished tennis player and especially enjoyed the grass courts of Germantown Cricket Club and later Philadelphia Cricket Club. Off the tennis courts, he was an avid sailor, sailed on the Chesapeake Bay and took his family on many nautical adventures. He was a baseball aficionado, hiker, seasoned international traveler, and oft-requested storyteller, with a love of all things Italian.
Donald's interest in classical music started early, when a fellow piano student and he would sneak into the back of the New York Philharmonic practice sessions to watch Toscanini conduct the orchestra. They once witnessed the maestro breaking his baton in frustration during the rehearsal. These experiences, and more, eventually led him to board membership of the Chamber Orchestra of Philadelphia. He was also a frequent patron of The Philadelphia Orchestra with Joyce, his wife of 20 years, who serves as a long-term Central Committee Director.
As a true believer that education is powerful way to change lives, Donald joined with like-minded businessmen in ardent support of the Independence Mission Schools (IMS) in Philadelphia. IMS "rescued" parochial schools in vulnerable neighborhoods, as the archdiocese was about to close them. To help give more children access to sports, he also supported the Legacy Youth Tennis and Education Center. Over the years, he contributed to many worthwhile causes.
Donald is survived by his wife, Joyce, his son Christopher, daughter Lori (Jeff), son Dean (Patricia), and stepson Daniel (Laura), as well as grandchildren Kyle (Rebecca), Alyssa (Blake), Bella, Enzo, Francesca, Peter, Gabriel, and Julianna and one new great-grandchild, Sturgill. Donald's brother Vincent also survives, at age 95, along with many family members and dear friends, both here and in Italy.
